Ten years ago we only did student rentals. As clients stayed longer, we noticed that within five years a family typically asks about renting, buying, leasing-out, selling, lodging-conversion, and long-term holding — and Japanese real estate splits these into five different licenses. We carry the licenses across three companies so the chain of service is never broken.

Holds proprietary inventory and operates licensed lodging (Minpaku Act). When a client's property is temporarily vacant, we can take it short-term to bridge cash flow.

The flagship. Holds Tokyo Governor License (2) No. 102914. All rental, purchase, and resale contracts are signed under this entity.

Serves clients with deals above ¥100M — whole buildings, commercial property, income-yielding apartment development. Detached-house renovation and re-rental is also routed here.
All three are controlled by the same parent (ELM HOUSING Co., Ltd.) but are independent legal entities with separate books and licenses. Annual consolidated reports follow JGAAP. Primary banking with MUFG.
